Waxed Workstations
Waxed Workstations lets players wax villager job sites, beds, bells, lodestones, beehives, lightning rods and other modded points of interest so villagers cannot claim them.
What it does
Waxing is applied to a point of interest as a player action, and each category can be turned on or off in the mod's configuration. Waxed workstations keep villagers from claiming them, waxed beds stop villagers from claiming or sleeping in them, and waxed bells are no longer recognized as gathering spots. Waxed lodestones cannot be found by compasses bound to them, waxed beehives can no longer be used by bees, and waxed lightning rods no longer attract lightning. Other modded points of interest that fall under those categories can be waxed as well.
The mod requires Fabric API and MidnightLib, which provides its configuration. It is a Fabric mod for Minecraft 1.20.1 – 1.21.10, with files for 1.20.1, 1.20.2, 1.20.3, 1.20.4, 1.21, 1.21.1, 1.21.4, 1.21.5, 1.21.6, 1.21.7 and 1.21.10. Both the server and every player need it, and the code is not open source; the project is released under All rights reserved, with public links for the source code and issue tracker.
The configuration is wide: beds, bells, lodestones and beehives are switched individually, and the amount of durability consumed per waxing is adjustable, with a default of 1. Waxing other modded points of interest is off by default, and the author warns it could be game-breaking, so server owners should test it before enabling it.

What the author says
Requires Fabric API and MidnightLib (for config) Although this mod was originally intended for the sole purpose of preventing villagers from claiming workstations, the code turned out to have far more additional uses. The mod is configurable, so you can tweak these to your own liking
